The cycle of repeat repairs
If you manage a commercial or industrial building, you may recognise this cycle: a leak appears, a contractor applies a patch or torch-on repair, the invoice is paid - and the next heavy rain brings the water back. The building owner pays for the same problem two, three, sometimes four times, while stock, equipment and tenants remain at risk.
The issue is usually not the contractor's effort. It is that patching treats the symptom of a failing box gutter, not the cause.
Why patches don't last on box gutters
- Ongoing corrosion: patching seals one hole, but the surrounding metal keeps rusting. New holes open next to the old repair.
- Movement: gutters expand and contract with temperature changes. Some repair materials may crack or lift as the gutter moves, depending on the product and installation.
- Complex shapes: corners, outlets, joints and irregular profiles are difficult to seal with sheet or torch-on products.
- Water ponding: ponding water can place sustained pressure on unsuitable or failed repair details.
The hidden cost of temporary fixes
Each failed repair costs more than the invoice. Water ingress damages stock, equipment, vehicles and tenant goods. It disrupts operations, triggers tenant complaints, and steadily deteriorates the building's condition and value. A full gutter replacement can increase access, handling and operational complexity where asbestos or fibre-cement roofing is present, subject to site conditions and required precautions.
